Modern on a narrow Lake Lot

Project Description: Set on a narrow lakeside lot with an existing structure located too close to the shoreline, this project began as a careful negotiation between site constraints, regulatory requirements, and the client’s program. Strict limits on impermeable surface area—combined with setbacks from both the road and lake—meant that even a modest garage and driveway would nearly exhaust allowable coverage.

Working collaboratively with the county, the design team and owners approached the variance process as an open dialogue. The county’s priority was to reduce impact on the lake edge and limit additional impervious surface, while the owners sought a functional home with a two-car garage, main-level living spaces, and a screened porch connected to the lake.

The resulting solution repositions the house further from the shoreline while reducing the road setback. This move minimized driveway area, preserved impervious surface limits, and aligned the home with neighboring cabins along the lake. The final approval was recognized by the county as a model of cooperation and thoughtful design.

The architecture responds with a simple composition of volumes oriented to the landscape. The main level is organized as an open living space, where kitchen, dining, and living areas extend toward the lake through large expanses of glass. Folding doors open fully to a screened porch, creating a seamless indoor-outdoor experience. Support spaces are consolidated behind the kitchen, maintaining clarity and openness.

A sculptural open-tread stair with a custom steel railing connects to the upper level, where a central den organizes the plan. The primary suite is oriented to the lake, while guest rooms face west toward open fields and share a balcony. Additional spaces for quilting, laundry, and guest use support flexible living.

The exterior is clad in black to reduce visual impact, while interior-facing surfaces around the upper volume are finished in warm wood-toned fiber cement, softening the experience of light and glass.

The project demonstrates how careful planning and collaboration can transform constraints into a coherent and site-responsive lakeside home.
